Stage Your Home For the 2011 Market

I’ve been listening to what people are saying as we move toward the end of the year. “Glad that year’s over!” “Don’t want a repeat of 2010!” “Hope I never see a year like that again!” It has been a tough time for many people. But, I hope, as we move into the new year, we look at lessons learned in the past so we aren’t doomed to repeat our mistakes. I always blush when I think about something I said or did that I wish I could take back. Anyone else have a 14 year old living inside of them besides me? My New Year’s intention (we get what we intend, not what we hope for) is to think twice before I speak once from now on. That’s why I love email. I can always delete before I send.

I’m excited about the 2011! I know many people are getting ready to put their house on the market because they have been calling us in December to help them with staging. Typically, this is one of the two times I like best for staging houses. One reason is that the buyers who are looking right now tend to be serious about purchasing a house. A lot of people may be thinking that they should wait until Spring when things start to bloom and more people are looking at houses. In my opinion, that is a big mistake. If you can get your home on the market in the next couple of months, you will get a jump on the market and probably have your home sold before the masses of competition join the fray.

Don’t overlook the important things that always need to be done before the sign goes in the yard. Clean, pack family pictures and collections, clean, de-clutter cabinets and closets, clean, paint if necessary, do any deferred maintenance that may show up on inspection or as people are looking at your home, and clean. Did I say clean?

Find pictures of your yard that show how it looks year-round. Run a slide show in the kitchen on a computer or digital picture frame to display the yard. Plastic sleeves can hold photos just as nicely if you don’t have the technology to do it differently. It’s all about showing off the life-style potential of your home. When a buyer falls in love with what they see, the competition isn’t competition anymore.
